			<content:encoded><![CDATA[<p>AFTER the phenomenal success of Santierra Nuvali, a luxury master-planned community in Santa Rosa, Laguna, Ayala Land Premier’s next move is to return to the heart of the country’s central business district.</p>
<p>Adding to the renowned Makati skyline is Ayala Land’s latest residential enclave Park Terraces. Situated on Arnaiz Avenue, at the heart of the redeveloped Ayala Center, it is set to offer premier living spaces providing future residents with both convenience and luxury in Makati’s “newest prime location.”</p>
<p>The three-tower development is Ayala Land Premier’s first sustainable vertical community. Ayala Land’s Bobby Dy said the project is anchored on globally benchmarked building principles. “It is going to be finer, greener and closer,” Dy said.</p>
<p>Dy described the building as something that will be “beautiful, timeless and elegant—inside and out.” In terms of architecture, the design features a tall and slender high rise accentuated with simple lines. “This project will define the skyline of the newly redeveloped Ayala Center,” said Dy.  Dy said one of the challenges that condominium developers have is how to maximize space. Park Terraces innovative design provides “a sense of space” by having the living room, the dining room and the kitchen in one complete layout.  The view of the city’s skyline is something that Dy and his structutal engineers took seriously. Dy said beams are usually seen cutting through rooms and obstructing the view of the outside. “We’ve gotten rid of the beams to make sure that your views are unparalleled,” he said.</p>
<p>“We’ve made it easy for everyone to make responsible choices,” said Dy. According to him, they have incorporated “environment-friendly features” into the building.</p>
<p>One of these features is a master switch card that shuts everything off when no one is inside the unit—everything except the fridge. The hallways are furnished with motion sensors, according to Dy. These sensors turn off the lights in the hallways when nobody is present.</p>
<p>Going “green” also extends to Park Terraces ventilation features, which include sliding doors to let natural air in for 60 percent of the units. According to Dy, there are also four corner breeze ways in the corridor for natural ventilation.</p>
<p>“Just by living here, you reduce your carbon footprint,” Dy said. How? By walking, of course. “Everything is so close,” he said. Given its location, future residents can enjoy Park Terrace’s proximity to both business and leisure establishments.</p>
<p>Retail spaces, cafés, restaurants and wellness outlets are also planned for the ground-level spaces, and the location provides easy access to all commercial establishments found within Ayala Center.</p>
<p>Park Terraces is bound to set the bar for premium residential developments all over the country. It is set to draw interest from buyers both in the Philippines and abroad, which will no doubt add to the international appeal of the country’s business—and soon-to-be residential—hub.</p>

<p><strong>ABOUT FINANCES</strong><br />
<strong>1. How much is the rental potential of units in Park Terraces?</strong></p>
<p>Current rental rates for premium condominiums within Makati ranges from P140,000 to P150,000 per month. Since rent is greatly influenced by several market factors, the developer cannot guarantee the growth rate.</p>
<p><strong>2. Is the balcony area included in the list price of the unit?</strong></p>
<p>Balconies at Part Terraces are defined in the Master Deed as Limited Unit Common Area. Thus, the area considered in the list price is the unit only.</p>
<p><strong>3. Are parking spaces appurtenant? What are the guidelines/parameters of purchasing a parking slot? How many parking slots can a unit owner purchase? If a unit owner decides not to purchase a parking slot, what are his other options in terms of parking?</strong></p>
<p>The parking slots are not appurtenant to the unit. The buyer has the option to choose and purchase parking slots among those available for sale. Only unit owners can purchase parking slots, and identified parking slots for sale will be made available on a first-come, first-served basis.</p>

<p><strong>4. What will be the structure of the Condominium Corporation of Park Terraces?</strong></p>
<p>All towers of Park Terraces will form part of one Condominium Corporation, with two (2) districts. Tower 1 and Tower 2 will form District 1 and Tower 3 will form District 2. Each district will have a Residential and a Commercial Zone.</p>
<p><strong>5. How much are the association dues?</strong></p>
<p>The association dues will be computed at the time of the establishment of the Condominium Corporation, based on the formula indicated in the Master Deed. Current average monthly association dues of similar type-condominium developments range from Php 93/sqm to Php 115/sqm. Payment of association dues will commence upon turnover of the unit to the buyer.</p>
<p><strong>6. Will the area of the balcony be included in the association dues?</strong></p>
<p>The balcony being a Limited Unit Common Area will incur expenses such as Real Property Tax and insurance. The master deed requires the unit owner to pay for the share in the expenses of all limited Unit Common Areas. The share will depend on the size of the balcony and/or Limited Unit Common Area of the unit relative to the total Limited Unit Common Areas in the tower.</p>
<p><strong>7. Will the dues for the amenities at the towers be shared among all the unit owners in Park Terraces?</strong></p>
<p>At full development, Tower 1 and Tower 2 residential unit owners will share amenities, thus, they will also share in the maintenance and operating costs of these shared amenities. The motorcourt and easements at the ground floor and basements as well as the other common areas identified to be shared by the three (3) towers, will be shared by all three (3) towers. Common areas identified as those shared with the Commercial units will be shared by the residential towers and the commercial units.</p>

<p>Luxury and convenience are the hallmarks of a refined urban lifestyle that provides consumers a diversity of choices. This is the promise Ayala Land Premier (ALP) makes with its latest residential project, the Park Terraces.</p>
<p>“Park Terraces is a very unique residential enclave of Ayala Land Premier as part of the P20-billion-worth Ayala Center redevelopment that’s well under way,” revealed Antonino Aquino, Ayala Land president. “This three-tower centerpiece is our first sustainable vertical community anchored on globally benchmarked building principles, raising the bar for premium developments nationwide.”</p>
<p>Offering premier living spaces, <strong>Park Terraces</strong> caters to sophisticated city dwellers, who deserve—and expect—nothing but the best.</p>
<p>“These buyers which we already have now—both in the Philippines and abroad—are people who like the idea of living closer to a top-tier financial hub like Makati that marries residential and commercial establishments with a wide array of options complementing diverse lifestyles,” said Melissa Gil, ALP’s senior division manager and head of residential buildings and leisure. “What’s more, they are the people who look for a great investment or those who downscale—meaning they like living in large houses but then over time they want something that’s easier to maintain.”</p>
<p>This soon-to-rise landmark in the posh Makati commercial district presents an equal mix of prime business and leisure options within arm’s reach of its residents. An underground network connects the Park Terraces to Ayala Center, providing residents an easy access to the various dining and entertainment choices offered in Greenbelt and Glorietta.</p>
<p>“So, it’s going to be very well integrated to all the different lifestyle options that others can’t provide,” boasted Gil.</p>
<p>“That guarantees only that the needs of future residents are taken care of, not to mention the <strong>Park Terraces</strong>’ concierge services,” Aquino added.</p>
<p>Towering heights</p>
<p>AMID the strong buzz in the condominium sector of the country today, ALP still managed to create a stir with the initial 370 inventory units of the first of the three towers of <strong>Park Terraces</strong>.</p>
<p>The first 50-story building, whose construction will commence in the next quarter for turnover in 2015, will have spacious units with areas ranging from 42 square meters to 269 square meters, excluding balconies. Unit types for sale range from studios, one-bedroom and special one-bedroom units to two-bedroom, special two-bedroom, three-bedroom and three-bedroom penthouse units.</p>
<p>Safety and security-wise, <strong>Park Terraces’</strong> Tower 1 will have semi-addressable fire detection and alarm system, proximity card access and 100-percent backup power. For convenience, residents may use the 40-meter-wide motor court and arcade, four high-speed elevators, mail room, and centralized sanitary disposal system. Motion sensors for lights in select common areas are also available</p>
<p>The amenities and facilities of Tower 1, whose dwellers can take advantage of along with those in the next-in-line Tower 2, include an outdoor infinity pool, a fully equipped fitness center, a social hall, function rooms, as well as indoor and outdoor children’s play areas. They will also share a common lobby and podium’s facilities and gardens, which will be separated from those of Tower 3. More so, they may use efficiency features for common area toilet fixtures, 24-hour security and building maintenance, administrative offices and conference rooms.</p>
<p>For the whole community’s convenience, there are shared motor court and four levels of basement parking interconnected to Ayala Center as access points to and from the main Makati City thoroughfares. What’s more, they may enjoy provision for a laundromat and direct access to Palm Promenade from the ground floor.</p>
<p>But the big come-on are the exclusive lifestyle choices at <strong>Park Terraces</strong> with retail spaces, cafés, restaurants, and wellness outlets will be housed right at the ground level.</p>
<p>Sustainability features to be integrated in the design of this three-tower development are among the other exciting things to look forward to by prospective buyers. It’s “greener” in a way that it is planned well to make it easy for residents to become environmentally responsible. For instance, they may choose to walk to workplaces or schools and help reduce their carbon footprints. To lessen power consumption, energy-efficient master switch cards—which only plush hotels usually provide—are readily available so that when they leave their room all the lights will automatically turn off (except the refrigerator). And because 60 percent of the units will have balconies, occupants need not have to use air-conditioning all the time since the sliding doors will allow the natural breeze to come in. Maximized natural ventilation is guaranteed as well in common areas.</p>
<p>“These are our solutions to a lot of problems that condo dwellers normally encounter. Hence, living here will make their lives very easy and convenient, and more green in that sense,” Gil noted.</p>
<p><strong>Park Terraces</strong>, delivering top-tier standards to an already bustling urban landscape shaped by Ayala Land, ensures fine breathing space for all its residents. Top-of-the-line finishes will be incorporated in each unit. For one, bathroom fixtures, with brands like Koehler and Grohe, best demonstrate the finer touches of comfortable living. A soft-touch feature in the kitchen cabinets is on a par with European standards.</p>
<p>“These are just some of the things that we’ve thought through that would make all the daily living simple pleasures. We call it ‘intricately crafted living spaces,’ which, when put together, things are closer, greener and finer. This is really a unique proposition that only Ayala Land Premier can deliver in a product like <strong>Park Terraces</strong>,” Gil said.</p>

<p>NO WONDER Ayala Land Inc. officials are walking on air. Last weekend, sales of <strong><a href="http://houses.forsalephilippines.com/condominiums/park-terraces-makati-jan-2010/">Park Terraces</a></strong>, the latest offering of top-tier Ayala Premier that will rise beside the busy Glorietta shopping mall, hit a whopping P3.5 billion. And to think, the project hasn’t even been formally launched yet (that will happen only tomorrow).</p>
<p>Of the close to 400 units on the table—costing between P5 million and P40 million—only 92 are left. But there are already buyers for those if the check reservations of P50,000 each are any indication.</p>
<p>Officials share that more than 400 letters of intent have been submitted to Ayala Land, exceeding the 370 units on offer.</p>
<p>To determine who gets what unit, the real estate unit of Ayala Corp. had the letters time stamped so they will know to the second who reserved. <strong>Tina Arceo-Dumlao</strong></p>
